Licensed Mold Professionals

Assessment and remediation roles defined for each project.

Targeted Drying & Cleaning

Methods selected for the materials and contamination.

Clear Scope & Records

Understand the work, access and project expectations.

IF DAMAGE IS HAPPENING NOW

Start with safe access and the source.

Keep people away from standing water, affected electrical systems, sagging ceilings and contaminated areas. Stop the water source only if it is safe to do so, and arrange the appropriate plumbing, building or utility response. For immediate danger, contact emergency services. Then call Sir Clean with the property address and the affected areas.

Tell us: when it started, whether water is still entering, the rooms involved, any sewage or fire damage, and whether the building has been cleared for access.

RESTORATION & ENVIRONMENTAL SERVICES

The right work begins with the right scope.

A plumbing loss, hidden moisture concern and smoke-damaged room need different responses. We evaluate the conditions and define the service, materials and next steps before work proceeds.

01 / WATER

Water Damage & Structural Drying

Extract water, evaluate moisture, and dry suitable building materials with a documented plan. Address accessible and concealed areas according to their condition and contamination.

02 / MOLD

Mold Assessment & Remediation

Investigate moisture concerns or address affected materials under a defined mold-remediation scope. Independent assessment and verification roles are confirmed before accepting the assignment.

03 / FIRE & SMOKE

Soot, Smoke & Odor Cleanup

Evaluate smoke residue, affected surfaces and persistent odors after the property is released for access. Combine suitable cleaning and source removal with project-specific deodorization.

Thermal camera used to inspect a building surface for temperature differences

Thermal imaging can guide an inspection. Moisture measurements and building conditions provide the context.

WATER EXTRACTION & MOISTURE CONTROL

Dry the materials.
Track the progress.

Leaks, appliance failures, air-conditioning drainage problems, storm intrusion and other water events can affect more than the visible surface. Water can move beneath flooring, behind baseboards and into wall assemblies.

  • Water extraction: remove accessible water using equipment suited to the area and conditions.
  • Moisture evaluation: inspect affected rooms and use appropriate meters to guide the drying plan.
  • Structural drying: dehumidification and controlled air movement for materials that can be dried in place.
  • Targeted cavity drying: evaluate suitable wall, hardwood and concealed assemblies for specialized methods.
  • Progress checks: use moisture readings and project records to assess the agreed drying goals.

Contaminated, deteriorated or inaccessible materials may need controlled removal. Correcting the leak or intrusion is essential to prevent the same problem from continuing.

MOLD SERVICES

Find the moisture.
Define the work.

Visible growth, recurring musty odors, staining or a history of leaks can call for a closer evaluation. The objective is to understand the affected materials and moisture conditions, then choose the appropriate service role.

Assessment & testing

A separately scoped assessment may include moisture evaluation, an inspection of accessible areas, and air, swab or tape samples when appropriate. Samples are submitted to a third-party laboratory, and findings are interpreted with the building conditions.

Controlled remediation

The remediation scope may include containment, HEPA air filtration or negative pressure, controlled removal, HEPA vacuuming, detailed cleaning and waste handling. The assessment protocol and property conditions guide the work.

Independent verification

Post-remediation verification, or PRV, evaluates the completed work against the agreed criteria. Where Sir Clean performs remediation, the required independent assessor handles assessment and verification.

Moisture control comes first.
A treatment, coating or odor change does not replace removal or cleaning of affected material and correction of the source.

Separate professional roles: Florida restricts the same assessor, remediator or company from performing both roles on the same property within 12 months. We confirm the applicable role and independence before accepting the assignment. See Florida DBPR guidance.

FIRE • SMOKE • SOOT • ODOR

Clean the residue.
Address the source.

Smoke residue and odor can affect walls, ceilings, fixtures, furnishings and building contents. Cleaning methods depend on the residue, the material and its condition, including water damage from firefighting.

  • Surface and residue evaluation to identify the accessible affected areas and sensitive finishes.
  • Suitable soot and smoke cleaning with methods selected to reduce further smearing or material damage.
  • Contents and material decisions that distinguish treatable items from those needing removal or a specialist.
  • Deodorization planning after source removal and cleaning, using equipment and treatments appropriate to the project.

Access must be cleared after a fire. Structural stabilization, electrical repairs, rebuilding and specialty contents services are identified separately when required.

WHEN CONTAMINATION CHANGES THE PLAN

Sewage &
biohazard conditions

Sewage, contaminated water and trauma-related conditions require a dedicated evaluation, controlled work practices and appropriate waste handling.

Ordinary janitorial cleaning is not a substitute for that scope. Keep people and pets out of the affected area and describe the condition when requesting assistance.

AFTER THE IMMEDIATE PROBLEM

Keep moisture
on your radar.

Recurring leaks, condensation and humidity need ongoing attention. Ask about Mold Shield™ monitoring and inspection options, including moisture sensors and periodic reviews suited to the property.

Monitoring helps identify changes. It supports maintenance and timely follow-up alongside correction of the underlying building or plumbing issues.

DAY-TO-DAY PROPERTY CARE

Bring the routine
back into focus.

When restoration work is complete, a separate cleaning plan can help maintain offices, restaurants, medical facilities, airports, ports and industrial spaces.

CUSTOMER FEEDBACK

What our clients say.

Original feedback from customers who used Sir Clean’s assessment, cleaning and property-care services.

I strongly recommend! I hired Sir to evaluate mold in my apartment. They did an extremely thorough job, took it seriously, and sent the samples they collected to third-party labs. Their report was very detailed and helpful. They also went above and beyond to explain what I can do to protect my health while waiting for remediation. They showed me a lot of care and respect!
Isabel Oakley

GENERAL INFORMATION

24 questions about restoration and mold.

Practical answers to help you prepare, understand the service and choose the right next step.

Keep people away from standing water and affected electrical systems. If the source can be stopped safely, arrange that first. Contact Sir Clean with the location, type of water and affected rooms. Tell us about sewage, structural damage, ceiling sagging or electrical hazards before anyone enters. Immediate danger should be handled by emergency responders or the appropriate utility.

Customer service is available 24/7 at 833-US-CLEAN (833-872-5326). We review your location, conditions and service needs to arrange the next step. On-site availability and the appropriate response are confirmed when you contact us.

A defined project can include water extraction, moisture inspection, structural drying, dehumidification, targeted wall or floor cavity drying, cleaning and removal of unsalvageable materials. The water source, contamination, building materials and access determine the appropriate scope.

Begin addressing water damage promptly. EPA recommends drying water-damaged areas and items within 24 to 48 hours to help prevent mold growth. That guidance is not a guarantee or a countdown for every building. Materials, contamination, temperature and the time already spent wet all affect the response.

There is no single drying time for every property. The amount of water, material thickness, trapped moisture, indoor conditions and equipment access all matter. Moisture readings help track progress and determine when the agreed drying goals have been met.

Targeted cavity-drying methods may be suitable for some wall assemblies, hardwood floors and other concealed spaces. We assess the material, contamination and access first. Some assemblies need to be opened or removed, and drying in place is not appropriate for every loss.

No. Salvage decisions depend on contamination, material condition, deterioration, time wet and access for cleaning and drying. Porous materials affected by sewage or substantial mold growth may require removal. The proposed scope should explain which items can be treated and which require replacement.

A thermal camera shows surface temperature differences that can help guide an investigation. Those patterns do not prove moisture or mold on their own. Direct moisture measurements and inspection of the building conditions are used to evaluate the findings.

Sir Clean offers separately scoped mold assessment services, which may include moisture evaluation and air, swab or tape samples when appropriate to the investigation. Samples are submitted to a third-party laboratory. Assessment and remediation roles are arranged separately under the applicable Florida requirements.

Testing is selected for a specific question, such as evaluating a concern, supporting an assessment or following a project protocol. Visible growth and moisture problems still require attention. A sample result needs building context, and it is not a medical diagnosis or a stand-alone guarantee about the entire property.

Florida restricts an assessor or assessment company from remediating a property it assessed within the preceding 12 months, and applies a corresponding restriction to remediation followed by assessment. Holding both licenses does not remove those restrictions. We confirm the service role before accepting the assignment and arrange the project with the required independence.

The written scope may include work-area containment, HEPA air filtration or negative pressure, controlled removal of affected materials, HEPA vacuuming, detailed surface cleaning and waste handling. The moisture source also needs correction. Methods and verification are selected for the condition and any applicable assessment protocol.

Those actions do not replace removal or cleaning of affected material and correction of the moisture source. An appropriate treatment or coating may be one part of a defined project, but a surface appearance change alone does not demonstrate that the underlying problem has been addressed.

PRV evaluates completed remediation against the agreed assessment protocol and clearance criteria. It may include visual inspection, moisture checks and sampling when specified. The qualified independent assessor determines the verification scope. If Sir Clean performs remediation, the assessment and verification roles must be handled with the required independence.

Color alone cannot determine the type of mold, the extent of a problem or an individual health risk. The useful next steps are to identify the moisture source, evaluate affected materials and define the appropriate work. Contact a qualified healthcare professional about symptoms or medical concerns.

That depends on the affected area, contamination, containment, access and the proposed methods. Some projects require temporary vacancy of the work area or the property. Discuss children, pets, sensitive occupants and operating requirements before the scope and schedule are finalized.

Sir Clean can evaluate smoke and soot conditions and define suitable cleaning and odor-treatment work after the property has been released for access. Residue type, affected surfaces and contents matter. Structural repairs, electrical work and specialized contents restoration must be identified separately when needed.

We first consider the likely source, affected materials and moisture conditions. Cleaning, removal and suitable deodorization methods are then scoped for the project. Odor treatment alone does not repair a leak or remove hidden damaged material, and results depend on access and the source being addressed.

Those conditions require a specialized scope rather than ordinary cleaning. Evaluation may lead to controlled removal of affected porous material, cleaning of suitable surfaces and appropriate waste handling. Avoid direct contact and keep people and pets out of the affected area until it has been evaluated.

Yes. We can scope restoration-related work for commercial properties, including offices, restaurants, clinics and medical facilities. The facility must identify access controls, sensitive areas, operational constraints and required coordination. Patient-care procedures, medical equipment processing and authorization to reopen are not assumed to be part of the restoration scope.

We can evaluate requests for authorized airport, aviation, port, marine, industrial and warehouse areas. Approved access, credentials, work zones, site hazards and service windows are confirmed for the specific project. The scope should identify affected building areas and any specialist processes or equipment that require another provider.

Coverage depends on your policy, the cause of the loss and your insurer’s decision. We can provide the estimate and agreed project records, such as photos, moisture information and invoices, for your review or claim process. We do not promise coverage, payment or a particular claim outcome.

Older or suspect building materials may need additional evaluation before they are disturbed. Lead, asbestos or another regulated material can change the work method, schedule and price. We discuss identified concerns and any additional testing or specialist involvement before proceeding with the affected work.
